Summary of Job Description

Teachers' Retirement System Investment Officer 1 positions exist in the Investments and Real Estate Departments.

In Investments, duties may include more independent analysis and management of NYSTRS investments such as: (1) trading domestic stocks and bonds; (2) conducting "due diligence" and monitoring of private equity investments; (3) use of quantitative tools and investment software to maximize the return of internally managed investment portfolios; (4) performing credit analysis of fixed income securities and monitoring externally managed portfolios; (5) preparation of detailed analysis of investment offerings, maintenance/development of statistical data, and preparation of correspondence and documents in connection with purchase and sales of investments.

In Real Estate, duties may include: (1) analyzing and underwriting large commercial real estate transactions for potential acquisition; (2) evaluating requests for financing commercial real estate assets across the U.S.; (3) performing site inspections, conducting market assessments, modeling investment performance, reviewing leases/appraisals/engineering and environmental reports, and conducting other "due diligence" work as necessary; (4) participating in the preparation of the closing legal documents.

Summary of Minimum Qualifications

You must take and pass a Civil Service examination in order to be considered for this position.  

Candidates must have a bachelor's degree including or supplemented by 30 semester credit hours in any one, but no more than two, of the following areas: accounting, economics, finance, investments, mathematics or statistics, and two years of professional full-time experience.

Relevant experience is:  Commercial real estate investing (investment acquisitions or asset management) or commercial mortgage lending, specifically involving the financing, investing in, leasing of, or asset management of large commercial real estate assets (generally properties worth $10 million or more);

Investment-related duties reflecting a fundamental knowledge of the financial markets and an understanding of the economic forces that impact the financial markets, or analysis of financial or economic data.

Specifically excluded are activities applicable to small commercial properties (e.g., 2 to 4 family homes), the sale or brokerage of single-family homes, or experience marketing or selling financial service products to individuals, as performed by stock brokers and financial advisors.
