As a Maintenance Supervisor 2 (Building), you would plan, direct, and evaluate the supervision of maintenance, repair, operation, construction, and reconstruction of buildings and equipment at all facilities within a division including the preventive maintenance program. You would plan and direct the operation and installation of electrical, mechanical, heating, ventilating, air conditioning, and water and wastewater treatment systems; estimate the extent of major repair projects and required materials; and prepare periodic reports of maintenance and repair programs and condition reports of equipment and systems. You would also oversee and ensure the maintenance of security systems and safety procedures for Thruway facilities and equipment. You would use automated computer systems in the performance of your duties.

You must take and pass a Civil Service examination in order to be considered for this title.
There are two examinations that fill this title. New York State employees may be eligible for both examinations.
For qualified New York State employees, on or before the date of the examination, you must have had three months of:
Either A. permanent competitive or 55-b/55-c service as a Maintenance Supervisor 1 (Building) or Building Maintenance Supervisor 1;
Or B. permanent competitive, non-competitive, or 55-b/55-c service as a Carpenter, Electrician, General Mechanic, Mason and Plasterer, Painter, Plumber and Steamfitter, Refrigeration Mechanic, Roofer and Tinsmith, Senior Engineering Technician, or Service Area Mechanic.
For all qualified individuals, on or before the date of the examination, you must have six years of journey-level experience as a Carpenter, Electrician, General Mechanic, Refrigeration Mechanic, HVAC Technician, Mason and Plasterer, Painter, Plumber, Machinist, Steamfitter, Wastewater Treatment Plant Operator, or Roofer and Tinsmith. Two years of the six years must have been supervising* employees engaged in one or more of the above fields. One year of that supervisory experience must have included the coordination of a minimum of three building or maintenance trades.
*Supervision is defined as assigning and reviewing work; evaluating performance; implementing procedural change; maintaining work standards; motivating and developing subordinates; increasing efficiency; and dealing with problems of absenteeism, morale, and discipline.
Substitution: Successful completion of post high school technical or vocational training related to the building trades may be substituted for the non-supervisory trades experience on a year-for-year basis up to two years.
